Where solid wood belongs here

Solid boards are single pieces of wood, usually three-quarters of an inch thick, and they are nailed into a wood subfloor. That is the situation in much of west Chula Vista, where bungalows and ranch houses from the postwar decades stand over a crawlspace. About 12.3% of the city's homes were built before 1960, and many of those floors began as plank or plywood over joists that will take a nail.

Quick check: A floor register or a lifted threshold shows the layers. Wood or plywood under the old finish floor points to solid; poured concrete points to engineered, or to a plywood layer built on top of the slab first.

Solid boards are not glued to a slab. If the owner insists on solid over concrete, the installer builds a plywood subfloor on the slab, which raises both height and cost.

How solid boards are nailed to a wood subfloor. Solid boards are nailed through the tongue into a wood subfloor over paper, and a narrow gap at the wall is covered by the baseboard.

What the numbers show

  1. Joists The framing beneath the room; boards usually run across them for a firmer floor.
  2. Plywood subfloor A flat, dry, well-fastened deck that the nails grip.
  3. Paper or felt A thin sheet between the deck and the boards that reduces rubbing and helps keep squeaks down.
  4. Solid boards Each board is nailed at a slant through its tongue so the next board hides the nail.
  5. Wall gap and baseboard The gap leaves room for the wood to swell in damp weather; the baseboard covers it.

Prefinished or finished in the room

Prefinished solid Site-finished solid
Price per sq ft $11–$16 $12–$18
Finish applied At the factory In the room after laying
Seams between boards Small bevels visible Flat and sealed with the coating
Days before furniture Short Longer, until the coats cure
Good fit Occupied homes, tight schedules Matching an existing floor, level look

Water-based finishes generally have less odor than oil-based ones. Finishes applied in California must meet the local air district's limits (San Diego County APCD Rule 67.0.1), so products differ from some sold elsewhere. People and pets stay off until the maker's times say otherwise.

Marine air, gaps and the season

Solid wood takes on and gives up moisture. Chula Vista's air is mild: January highs average about 67.5°F and July about 74.6°F, with about 9.2 inches of rain a year. Near the bay, mornings of marine fog keep indoor humidity higher than inland, so boards tend to swell a little in summer and open small gaps in dry winter spells. Both are normal; boards that cup, crown or buckle point to a leak or damp crawlspace instead.

  1. Let boards rest in the room as the maker's sheet says.
  2. Check the crawlspace for standing water, vents and a ground vapor sheet.
  3. Keep indoor air in a steady range with ordinary ventilation.

Solid Hardwood Installation — common questions

Can solid hardwood be installed over a concrete slab in Chula Vista?

Not glued directly. Solid boards need a nailable subfloor, so over concrete the usual answer is a plywood layer laid on the slab first, or engineered planks instead. A moisture test comes before either.

How many times can a solid floor be refinished?

Solid hardwood can usually be sanded and refinished several times over its life, but no fixed count applies to every floor. A refinisher checks board thickness and nail depth before sanding.
